It sometimes can be challenging to find motivated sellers as an investor. Increasing competition, declining home values and a soft lending market make it tough on investors.

With a high-rate of foreclosures and full-on recession in place, motivated sellers should not be hard to find. At the end of the day there isn’t. But how do you find them?

What I’m intimating is a website that an investor controls and owns. Essentially, a website that you own that captures leads of motivated sellers.

So how do you go about implementing such a solution? It all begins with a quality website. It must show your business as legitmate and able to solve the problems of motivated sellers. It should be made public that your company has resolved issues of other motivated sellers. Provoke the visitors to want to work with you by using compelling sales copy. The site should contain various portals that allow them to send their property information and contact details.

The first step is to create an excellent visual design or pay a graphic designer to do it for you. Or you can get a pre-designed template and make some modifications to it. Creating a design from scratch or modifying an existing template will take some HTML and other coding skills. Capital is required if you’re going to hire someone unless you have a brother-in-law in the business. Put a value on your time and decide whether it’s worth it. Is your time worth $15 an hour to construct the site yourself? Do you have more time than money?

Convincing testimonials should also be included. Transfer your offline credibility kit that you use with sellers to your website. Actual photo-copied letters are excellent if you have them. Audio testimonials are an excellent option. Happy customers have proven, time and time again, to be the most persuasive part of sales.

Visitors to your site will submit their information using your forms if you use convincing sales copy. It’s no secret that Dan Kennedy is a great person to emulate when writing your copy. He’s head and shoulders above the rest for writing copy. Buy his book, The Ultimate Sales Letter, and rad it thoroughly. Each page should include a compelling call to action.

Lastly, include a slew of strategically placed lead generators. These are online forms that your visitors complete. Use the form fields to acquire the visitor’s property details and contact information. You’ll want to store the data so some additional database work will need to be completed to tie the form fields to the database.

Maybe the biggest challenge is getting visitors to your new website. The best way to do this is through advertising on the major search engines. This can be accomplished with paid advertising or SEO to gain top rankings. After you are getting visitors you may want to tweak your content to make it better. If the visitors are not converting to leads as well as you would expect then rewrite your content or rearrange how the copy is displayed. You can increase your conversion rates by utilizing squeeze pages and landing pages.

With a good overal web solution and effective PPC and SEO campaigns you’ll be receiving the motivated sellers you need to increase your bottom line.
